Rental Info

Rental Rates

With great intention, our studio rental rates are some of the lowest in the city of Portland.   We provide this so that our renters can keep their overhead low enough to offer affordable services to the public, while still being adequately paid for their time and energy.  As a renter offering to the public, please consider allowing sliding fee rates or a reduced fee for income challenged individuals.  We strive to offer accessibility in all of our offerings for people on their path to finding their way home.

When booking a multi-day event, if you’d like to leave the studio set up for the following day, you can guarantee that no other events are booked before or after your event, by paying a $25 per day “Hold Over” fee. This fee may be waived but that means you run the risk of having to reset and clean the studio if another renter reserves the space.

  • Rental Fees & Deposit Information

    • For 'One Time Events' 100% of your rental fee will be collected with your signed rental agreement to secure your event time.

    • For 'Recurring Events' you will need to provide a refundable security deposit of $150 along with your signed rental agreement.  The first month’s rent needs to be paid by the 1st of the month that your recurring event starts.  If you’re signing this rental agreement during the same month that your event is starting, that amount is due along with the security deposit.  Thereafter, as a recurring event holder it’s your responsibility to calculate your upcoming monthly usage and pay the appropriate amount by the 1st of said month.

    • Deposits are only refundable when the period of your recurring event has ended if premises are left clean, orderly, undamaged, in the condition you found them in, and you have followed ALL rental rules, regulations, and guidelines laid out in this rental agreement.  If these conditions are met, the $150 refundable deposit will be returned to you within 2 weeks after your recurring event has ended.

    Payments & Late Payment Penalties

    • You can pay your deposit and/or monthly rental fees via check or online using a credit card, venmo or paypal.  Checks can be made out The Way Home Studio and mailed to
8435 SE Stark St. Portland, OR 97027 or dropped in our mailslot on our front door.  To pay online, visit www.thewayhomestudio.com/payments.

    • Returned checks will result in a $25 fee.

    • As renter of this community space, it’s your responsibility to get payment to TWHS on time without our prompting.

    • Rental fees that are not paid by the 1st of the month will accrue 15% of your total rental fee for each week that it's late (we offer a 5 day grace period). This fee will be compounded each week until payment is made in full.

    Optional Discount

    • Renters that fall under the title of Community Elder (ages 65+), Veteran, Public Servant, BIPOC, or Non-profit Organization are eligible to receive 10% off their rental fees. This discount is offered in gratitude to these communities and is available to those that would like to opt in.

    Cancellation & Inclement Weather Policy

    • Cancellations must be made 30 days prior to your event's start date for a full refund.  Notice given less than 14 days in advance will be offered a credit towards your next event.  No refunds will be offered with less than a 72 hour notice.

    • During snow and ice seasons, if you’re unable to make it to your scheduled event because of inclement weather, we’ll reschedule your event for a future date.  If you missed a recurring event and there’s no space on the calendar to reschedule your event before your next recurring event, you can roll the missed event’s rental cost over as credit toward your next month’s rental fee.

    Rental Time Guidelines

    • TWHS requires a minimum rental window time of 1 hour.  An additional 30 minutes may be added to your rental time for 50% of the hourly rate according to the time & day.

    • Start time for all public events that will be displayed on our community calendar, must start on the half hour & hour mark.

    • You must factor in setup and cleanup time into your event rental window.  We highly encourage at least 15 minutes before and after your event has ended depending on the intricacy of your event.  The amount of time needed is up to the discretion of the renter.

    • If you fail to leave the premises by the end of your rental window, you will be charged an additional $20 fee.

    • We intentionally schedule 30 minute gaps in between renters to allow for smooth transitions and no overlap between events but please don’t take advantage of this.

    Event Promotion

    • For public events, included promotion will consist of your event/events being posted on our website’s calendar.  Upon completion of this rental agreement, we’ll email you a google form to fill out called ‘TWHS Event Description & Registration Info’.  This form will gather a brief description of your event and a link/links of how and where potential attendees can register.

    • You may hang an 8.5X11” (portrait) poster on our community bulletin board located inside the main studio as well as one hanging outwards in the front windows facing the street.  Renters are responsible for printing and must have signage approved prior to hanging.

    • TWHS is not responsible for promoting your event.  However, we’re happy to support your efforts on social media and will do our best to repost your events whenever you clearly tag us.

    • TWHS is also not held responsible for the amount of profit (or lack of profit) earned by your event/events

    Cleanup & Closing Responsibilities

    • Clean up responsibilities will include emptying any trash cans that are completely full, emptying the recycling bin if full, sweeping/vacuuming the floors, spot cleaning any spills or dirt on the floors, and wiping up the counter and any other high touch surfaces that were used.  Any chairs, tables or props that were used are to be returned back to their original places.  Prior to closing, all lights must be turned off (except for the porch light) and ALL three exterior doors must be locked.  The keys need to be returned to the lockbox and the dumpster key returned to its hanging hook in the Nook.  Please leave the studio in good working order for the next host.

    • Our studio is professionally cleaned once per week but it will take a group effort to keep it clean and tidy for one another.

    • If we discover the studio untidy and/or dirty after your event, you will be charged a $25 cleaning fee.

    • We are a shoe-free zone as much as possible.  Unless your event requires some form of fitness shoe, we ask that you remove them.

    • We do allow the burning of incense and smoke medicine (aka smudging in Native American culture) but ask that you not overdo it and be mindful of those with sensitivities that may attend your events.
